Abstract :
[en] Renovating existing buildings is a key lever for achieving European climate and energy objectives. However, renovation decisions in multi-family and commercial buildings are still often based on fragmented indicators, such as initial cost or energy performance alone, without integrating the interactions between technical systems, uses, operating costs, and their evolution over time. This article presents the methodological framework developed in the CARMEN (CARbone – ENergie) project, based on Complex Systems Dynamics (CSD) and an expanded Total Cost of Ownership (TCO) model. The objective is to develop a decision-support tool capable of integrating multidimensional data and simulating different long-term renovation scenarios. The article outlines the context and state of the art of decision-support methods in renovation, then presents the proposed methodological approach, based on a systemic building model. This approach allows for the prospective evaluation of renovation strategies by simultaneously integrating energy, economic, and temporal dimensions.
